Lettings Executive (Residential)

About the role:

Direct tenant Liaison & Customer Services

Previous experience workings in a property management team

Ability to problem solve and have good attention to detail

Understanding of Property Management Legislation

Respond to all enquiries relating to lettings/credit control in a timely and efficient manner and follow up effectively to achieve maximum collection/occupancy

Undertake daily administrative duties to enable a smooth service delivery to tenants

Demonstrate a basic understanding of the property market

Able to respond positively to challenges

A full UK driving licence

Able to build relationships and work efficiently with local authority entities

Qualify tenants according to company policy

Excellent at maintaining good tenant & landlord relationships

Assisting in the creation of tenancy agreements

Managing and updating tenant database to ensure accuracy of information

Ensuring all applicant data is correct and suitable candidates are being housed

Assist in undertaking direct rent negotiations with targeted and approved prospects

Management and closure of complaints 

Carrying out accompanied viewings with tenants

Assisting & following up with the preparation of letting documentation, to ensure that all documentation complies with prevailing laws and regulations

Monitor expired contracts and escalate as per PM policies and procedures

Prepare Renewal Notice to tenants, distribute and follow up

Other tasks and activities associated with the role:

Booking property valuations

Assisting the Portfolio Manager in tracking progress of maintenance works

Skills and Abilities:

Self-motivated, organised and ability to learn quickly

Independent and proactive

Effective telephone and written communication

Responsible, reliable, solution driven and shows leadership in making decisions

Ability to work independently and within a managed team environment

Smart and well presented

Strong administrative and day-to-day office skills

Ability to speak fluent English and a second language is desirable

Strong and confident in manner, working well under pressure and demonstrating a ‘can-do’ attitude

A flexible approach to working hours may be required

Advance Microsoft Word, Power Point & Excel knowledge

Previous experience of using Decorus and Sage is desirable
